Steps:


  1. Evictions will vary based upon state and local laws. 
  2. Evictions will typically follow these steps:
    1. Eviction filed
    2. Court date and Judgement
    3. If granted eviction, tenant will have X amount of days to move out
    4. If tenant does not move out, a writ of possession must be filed with the court
    5. The constable/sheriff will come and post writ of possession
    6. If the tenant still does not move out, the constable/sheriff will need to be called again
    7. The constable/sheriff will come and remove tenant from property
  3. You will need to upload all notices, court documents and court decisions to the resident's documents in Entrata
  4. The court may give judgement on what rental amount they owe. You will only be able to charge that amount on the FMO


Eviction Status in Entrata

  1. Pull up Resident Ledger
  2. Click on More Actions
  3. Click on Enter Termination
  4. Enter Termination Type, Eviction Reason, and Eviction Start Date (the day you originally filed the eviction)
  5. The lease status will change to Current-Under Eviction & Do Not Allow Payments
  6. After court (when you are granted the eviction), go to More Actions > Enter Eviction Date
  7. Once the property gains possession, click Process Eviction under the Resident's quick view tab
  8. Move the person out & perform the FMO


You can manage evictions in the Dashboard under Residents > Evictions to keep up with them.
