Backfill Plans for Student Properties

Purpose (Why we do it)


Backfill plans are created and implemented at a student property after move-in has passed and occupancy is not at 100% or target identified by the executive team. 


Policy (What you're supposed to do)


The regional manager will work with the property manager and leasing manager to implement the backfill plan. They should meet weekly to evaluate progress and determine areas that need additional focus or a change in direction. Pricing and specials should be evaluated and adjusted weekly. The training team and the marketing team will provide additional support and training when necessary. The regional manager will provide backfill plan updates to the executive team weekly.
