Purpose (Why we do this):
The key focus’ when performing preventative maintenance is to preserve our assets and to maintain a pleasing aesthetic look throughout our community.
Policy (What you’re supposed to do):
- Create and prioritize a monthly preventative projects list
- Interior preventative
- Exterior preventative
Procedure (HRA Way!):
All preventative maintenance should be completed daily, monthly, bi-annually, or annually. In some circumstances, maintenance should but conducted on an “As Needed” basis.
When generating projects list, always keep in mind our major assets and the best means of maintaining them.
Listed below are some examples of preventative maintenance throughout a property.
Interior:
Water Heaters
- Check for leaks
- Check Straps
- Flush as needed
Smoke/Carbon Monoxide Alarms
- Check alarm dates
- Check batteries, replace as needed and document date changed, test
- Replace alarms if needed, test
Chimney Flues
- Sweep chimneys
- Clean debris off chimney surround to maximize airflow
General Plumbing
- Check integrity of all plumbing fixtures
- Check for any current or potential leaks (mold/mildew is a sure sign of water intrusion)
Exterior: Trees
- Pruning 15ft off and above structures for fire safety Removing all dead or hanging limbs which can be a potential threat to property and or residents Removing any dying or dead trees that can also cause significant property damage.
Roofs
- Clean off all roof debris Clean out all gutters and downspouts Moss control; remove and treat all moss build up
- Make any roof repairs as needed to prevent potential water intrusions Driveway
Parking Lots
- Asphalt repairs and seal coating Curbs painted Parking lot restriped
- Storm grate and Grease Trap Cleaning
- Set up the vendor for bi-annual cleanings for grease traps
- Set up bi-annual storm grate cleanings in-house with the maintenance team
Building
- Siding repairs dry rot paint & caulking
