Purpose (Why we do this):
Inspections give us all the necessary information we will need before beginning a turn. There are a variety of reasons to INSPECT, whether it’s illegal occupants or pets, reported damages, or a pending move-out that may need special attention.
Policy (what you're supposed to do):
Annual Inspections: Performed during Fall/Winter months. A good time to walk the apartments for water damages, fire sprinkler inspections, and any annual inspections required by the county/state.
Spring Break Inspections: Student Housing - INSPECT all apartments. Pay special attention to flooring replacements, counters, appliances, paint, furniture, and any other items that will be fixed during turn.
* Required key check/plan during walks
Procedure (HRA way!):
- Notify all residents of planned inspection
- Prepare keys for inspections
- Utilize an inspection tool (Microsoft Forms, Spring Inspection Template, or system already in place)
- Notate apartment conditions and plan your turn based on budget
- Repair and charge for items that can be easily fixed prior to turn (doors, blinds, hardware, & ac repairs)
- Place furniture order in accordance with your budget for turn
- Place orders for turn materials in accordance to your budget for turn
