Purpose (Why we do this):
Turn preparation is a year-round necessity for ensuring the smoothest possible turn season and resident transitions. With the busiest season of the year, preparation is essential for success.
Policy (What you're supposed to do):
- Evaluate vendors.
- Annual or Biannual inspections of apartment condition.
- Setting expectations and relationships with vendors (old/new).
- Evaluate full-time staff and current roles.
- Review budget from the previous year, and make adjustments as needed. (Equipment, supplies, labor)
- Set individual and property goals for the upcoming turn season.
- Ensure future projects and improvements (if corresponding with turn) are properly scheduled out and budgeted for.
- Survey Results: INSPECT the feedback from new residents and their experiences during summer turn, and implement a plan to improve all aspects of our service. (SWOT)
Procedure (HRA Way!):
- Review Survey Results from previous year, team SWOT and create upcoming turn goals
- Perform annual/bi-annual inspections
- Review budget and forecast your potential expenditures
- Evaluate full-time staff and their current roles (Make adjustments as needed to best fit upcoming turn)
- Evaluate vendors and set clear expectations
Schedule any major projects/property improvements before turn kicks off
