Turn Carpet and Vinyl Policy

Purpose (Why we do this):


To provide a superior product, while maintaining fiscal responsibility and market leadership.

 

Policy (What you're supposed to do):

  • INSPECT to determine the flooring needing replacement.
  • Document the condition of the flooring needing replacement.
  • Schedule the flooring replacement with your vendor.
  • Budget should be referenced when ordering flooring.


Procedure (HRA Way!):

  1. Inspect all flooring upon move-out (MS & ACCT MGR)
  2. Document all carpet/plank replacements needed (pictures or videos preferred)
  3. All replacements should be prioritized by move-in dates and scheduled for turn and install.
  4. Flooring replacements are very costly. Know how many your budget allows to be replaced. Keep a keen eye on this line in your budget.
  5. If flooring is to exceed budget your regional and asset management must approve the expense before work can begin.
