Move-Out Inspections

Purpose (Why we do this):


To inspect apartment conditions upon resident move-out and accurately record and bill back damages caused by the resident during their tenancy.

To plan the turn process in order to guarantee a successful turn.

 

Policy (What you're supposed to do):


The move-out inspections are to be performed by the Maintenance Supervisor / Property Manager / Account Manager within 24 – 48 hours of move-out.

Photos or Videos of damages are to be recorded:

  • Use a whiteboard in photos with Apartment Number / Bedroom Letter / Date
  • Organize images by Apartment in OneDrive
  • Upload to Property SharePoint or Dropbox


Early move-outs should be inspected when keys are received and work should begin immediately in these apartments.

 

Procedure (HRA Way!):

  1. Performed by Maintenance Supervisor / Property Manager / Account Manager
  2. Use your inspection template that your property chooses
  3. Document damages for bill back
  4. Document photos of damages
  5. Upload all documentation to a secure source (TBD - i.e. Dropbox or Property SharePoint)
  6. Begin Turn Process
