Purpose (Why we do this):
Late Night Leasing is an opportunity to Provide Superior Customer Service by catering to prospects/residents during a different time of day than we typically are available by extending office hours.
Policy (What you're supposed to do):
Late Night Leasing should be advertised in advance in order to market our in-person availability to our prospects/residents.
There are different tactics that can be used when it comes to Late Night Leasing.
- Leasing Office: Extend open office hours and get your entire leasing team involved. Consider a day when you are fully staffed and have the potential for the most onsite traffic.
- Texting Line: This gives us the option to be available remotely to assist with leasing via text.
- Open House: A late night open house’s goal is to get traffic in to tour our community. With this strategy, we should make it a fun event and potentially offer an incentive to tour.
Procedure (HRA Way!):
Set phones to be active during extended office hours in order to be able to accept incoming calls. Organize Leasing Buckets for your team to ensure that you are able to successfully execute calling prospects/residents, giving tours, posting to social media, etc. Set leasing goals and team incentives for your Late Night Leasing to keep your team motivated. It is a good idea to offer Late Night Leasing when you are on PRS or have an approaching deadline day and want to push urgency!
