Goal:
HRA strives for zero delinquency each month. This sets us apart from our competitors, making us market leaders, and also improves our fiscal responsibility.
Specifics:
Sites should work to reach the company zero delinquency goal each month.
The guidelines for zero delinquency are as follows:
- Current resident accounts: All rent and small balances need to be collected before Accounting Month End (AME) is completed. Small balances include but are not limited to utilities, parking, pet rent, storage rentals, violation fees, legal fees, etc. A property cannot claim zero delinquency if a current resident ledger has a balance on it.
- Future resident/applicant accounts: These will not count against a site's zero delinquency. If your site allows deposits to be paid over time, the deposit balance MUST be paid in full prior to move-in. No payment plans can be created for deposit balances.
The delinquency report in Entrata is found under Company Reports > AME > Delinquency (AME).
If a resident is having a difficult time paying rent, refer them to Flex (more info on Flex in this article).
