This guide provides the workflow for New Lease Pricing recommendations to our pricing team.
Rates should be reviewed 3 times per week on a schedule of Monday, Wednesday, and Friday. If a rate is not published for an apartment you can ask the pricing team to review rates when an apartment is placed On Notice outside of the formal pricing review process.
1. Login to Entrata and Navigate to Data & Reports > Company Reports
2. Scroll down to ENTRATA REVENUE MANAGEMENT section of company reports and select the "Optimal Rent - Rev MGMT" report
3. Add your property and generate the report
4. Download the report to Excel by clicking on the download icon
5. Select Download XLS
6. Download the Report
7. Optimal Rate = Entrata Recommended 12 month rate
8. Base Rate = Entrata Recommended rate best priced lease term
9. Advertised Rate = Current 12 Month Rate
If rate is $0.00 the apartment will not be available for leasing and transfers until a rate is published.
10. Best Advertised Rate = Current Best Rate.
If rate is $0.00 the apartment will not be available for leasing and transfers until a rate is published.
11. Add a notes column to the right of the table to provide insights regarding the pricing of each apartment.
Examples: Accept optimal rate, Hold rate, suggest a new rate for pricing.
12. Save the file and email to the HRA pricing team and CC your regional!
