Internet Listing Services (ILS)

Purpose:

At Horizon, we are committed to leading the market both on-site and online. Our digital marketing presence plays a pivotal role in influencing prospects' decisions to consider our communities for their housing needs. Maintaining accurate, detailed, and up-to-date information across all Internet Listing Services (ILS) ensures we provide prospects with the most current and relevant property information.

An Internet Listing Service (ILS) is a platform that advertises rental properties to prospective residents. Prominent examples include Apartments.com, Zillow, Craigslist, and ApartmentGuide.com.

Policy:

Horizon leverages Entrata's Marketing Hub to automatically syndicate pricing and availability to major ILS platforms. Entrata will update ILS pricing and availability 1-4 times a day (depending on the ILS). Leveraging this data feed ensures we’re providing accurate information to prospects consistently across our listings. 

When your property is connected to an ILS via the Marketing Hub feed, the information listed below all comes from Entrata. 

If you notice an inaccuracy with your listing, check your Entrata settings corresponding to the incorrect information. If that doesn’t resolve the issue, please reach out to the marketing team for assistance troubleshooting.

When auditing your ILS listings, please ensure the following components of an ILS Profile are accurate:

To update property specials on an ILS listed above, follow these steps:

• Log in to Entrata.
• Settings > Pricing > Specials
• Click Add Special
• Fill in Special Name - this is your headline
• Active - YES
• Web Visible - YES
• Always Active - NO
• Enter your special date range (start and deadline)
• Adding in Marketing Description is optional (keep this short and simple)
• Select Prospects as your recipients
• Select the Lease Terms you'd like your special to show on
• Select who you would like to Make Special Available To
• Limit Special by Move-in date Range - NO
• Include Availability Cap - NO
• Requires Promotional Code - NO
• Always Add an Incentive
• ALWAYS select Gift Incentive
• Item - Enter in Special Name
• Enter in special amount as Gift Value
• Save Special - once saved, audit your website Incognito to review changes.
• The update will automatically sync across all integrated ILS platforms.
